The global tourism industry is experiencing one of the greatest transformations in its history. The post-Covid recovery, the explosion of digital nomadism, new behavioral expectations, the rise of hybrid models and the growing importance of customer experience have redefined the standards of modern hospitality.<\/p>

In this context, Morocco is entering a strategic period: preparing for the 2030 World Cup. The event represents an exceptional catalyst to modernize infrastructure, attract investments, develop a new tourism offering and reposition the Kingdom as a competitive destination against world leaders (Spain, Portugal, Turkey, Emirates, Croatia).<\/p>

This white paper brings together all the information discussed at the 2nd Moroccan Showcase Summit held at the Marriott Hotel in Casablanca on November 19 and 20, 2025, enriched with strategic insights intended to inform decision-makers, investors, architects, operators and institutions.<\/p>

GLOBAL CONTEXT: A TOURISM INDUSTRY IN FULL TRANSFORMATION<\/h2>

The global tourism recovery after the Covid period has been very uneven. Some destinations like the Middle East, Turkey or Croatia have rebounded strongly, while others, like Spain or Italy, are stabilizing. Regions like urban France or East Asia remain behind. In this contrasting landscape, Morocco is evolving positively but still lacks a solid structure to face the challenges of 2030. At the same time, travelers are becoming significantly more demanding: they seek authentic experiences, vibrant environments, strong concepts, hybrid spaces and a more personalized offering. The room alone is no longer enough, as the hotel must now play a cultural, social, digital and experiential role. This evolution takes place in a context where competition is no longer local but global: a tourist instantly compares Marrakech to Antalya or Porto on price, design, concept, experience, digital capability and even content generated by other guests.<\/p>

MOROCCO FACING ITS STRUCTURAL CHALLENGES<\/h2>

Morocco has set the ambitious goal of creating more than 30,000 additional tourist beds by 2030, but faces several major obstacles. Well-located and properly serviced land remains scarce and expensive, limiting investors' ability to develop coherent projects. Administrative authorizations also represent a significant barrier: building permits, operating permits, alcohol licenses and various commissions considerably extend timelines, with practices often uneven across regions. Financing constitutes a third challenge, as the hotel development cycle frequently exceeds ten years and Moroccan banks remain cautious, requiring substantial guarantees. To support the sector's development, it becomes necessary to imagine alternative models such as sector-specific tourism funds, targeted PPPs, mezzanine debt, hotel leasing or even early involvement of operators in the project phase.<\/p>

THE EVOLUTION OF CUSTOMER EXPERIENCE<\/h2>

Accommodation is no longer just about offering a functional room: guests seek cultural immersion, a coherent atmosphere, a story and a narrative universe. Their expectations vary according to generations, cultures, travel motivations and lifestyles, whether digital nomads, creatives, business travelers or tourists seeking rejuvenation. What travelers want above all is to learn, discover, connect, share moments, fulfill themselves and live unique experiences that go beyond simple tourist consumption.<\/p>

FUNCTIONAL DIVERSITY: THE NEW STANDARD OF PROFITABILITY<\/h2>

The mono-functional model consisting simply of rooms, a restaurant and a pool is no longer sufficient today. Spaces must be flexible and capable of transforming according to times of day and uses. The same space can thus serve as a coworking area in the morning, become a social venue in the afternoon or an event space in the evening, while areas like lounges, libraries or rooftops transform into creative workshops, studios or meditation spaces. Among the new high-potential functions, podcast studios represent a discreet but powerful lever: they respond to the rise of content creators, require little space, minimal staff and generate high added value by extending stays and broadening clientele. Their profitability is far superior to that of heavy equipment like gyms, spas or pools.<\/p>

DESIGN: A STRATEGIC ACT<\/h2>

Design has become a central element of hotel strategy. It tells the story of the place, expresses its concept, atmosphere, culture and vision. The rise of boutique hotels is accompanied by a strong trend toward thematic establishments: lifestyle, cultural, holistic, creative or digital, each developing a distinct and targeted brand. To succeed, design must rely on total coherence between materials, textures, uniforms, signage, playlists, artistic collaborations and all services, in order to create a homogeneous and immediately recognizable narrative.<\/p>

F&B: A STRATEGIC POSITIONING TOOL<\/h2>

Food and beverage is no longer just a service, but a true vehicle for storytelling and positioning. It can convey the identity of the place through varied approaches: revisited terroir, wellness cuisine, signature mixology, specialty coffees or fusion cuisines. F&B also helps broaden the clientele by attracting not only travelers, but also locals and regular neighborhood visitors. Economically, it constitutes an essential source of attractiveness, visibility and differentiation, while increasing average spending and enhancing the overall value of the hotel experience.<\/p>

Global tourism is evolving rapidly and travelers now seek authentic, immersive and hybrid experiences. Morocco is progressing but remains hindered by land issues, administrative slowness and financing poorly suited to the duration of hotel projects.
